Occupied staging at Kelly Allan Design starts at $800. The total cost depends on the size of the property, the number of rooms being staged, and how much supplementary inventory we bring in. A consultation-only service (where we provide the plan and you execute) is at the lower end. Full-service occupied staging, where we handle the rearrangement and bring in accessories, runs up to $2,500 for most properties. All quotes are fixed-price, no additions after the project begins.

Vacant staging furnishes an empty home from scratch, sofas, beds, dining tables, artwork, and all accessories come from our 10,000 sq ft warehouse. Occupied staging works with the furniture already in the home. We edit, rearrange, and supplement rather than replace. Occupied staging is generally less expensive because it requires less inventory. If your home is completely empty or the existing furniture is not suitable for staging, vacant staging is the better option.

We move furniture within the home and may recommend that certain pieces go into temporary storage if they're making a room feel smaller or creating traffic flow issues. We never remove furniture from your home without your knowledge and approval. Everything we recommend is explained in the written action plan before staging day, so you know exactly what to expect.
